An Overview Of The Common Home Remodeling Process
The Project team and their responsibilities:
Homeowner – responsible for clearly and thoroughly expressing the desired project end result and outcome.
Architect – responsible for producing the drawings, specifications, and scope of work.
Interior designer – responsible to make interior spaces functional and beautiful by determining space requirements and selecting decorative items, such as colors, lighting, and materials. They are familiar with reading the drawings / blueprints, and aware of building codes and inspection regulations, as well as universal accessibility standards.
General Contractor – responsible for hiring sub-contractors, acquiring construction materials, and providing the equipment to build the project in accordance with local building laws and regulations.
Specialized Expert Consultants – responsible for providing professional design guidance usually for mechanical purposes, such as heating and cooling systems.
The Design Process
Initial meeting – source, interview, and discuss ideas with designers and/or architects
Arrange contracts – allocate responsibilities, determine who is going to be responsible for what
Pre-design – gather inspiration, determine any existing conditions, review feasibility, agree on the work scope, etc.
Design development – produce drawings and other presentation documents to crystallize the design concept
Construction Documenting – thoroughly record the work scope and finalize selections of finishes with schedules/drawings
Permits (if required) – submit required documents to the appropriate city agency for approval
Finalize Contract – source general contractors, distribute project documents and walk-through the project site with them. Then, after analyzing their bids, select the contractor you wish to proceed with, and sign a contract with them.
The Construction Phase
1. Arrange project meetings with the team
2. Release advance payment to the contractor
3. Break ground, commence project build-out
4. Release progress payments to the team in a timely manner, especially the contractor, to ensure smooth progress
5. Approve (or reject) any change orders
6. Provide any requested information when needed
Post-construction
1. Final walk through / inspections with building or city agency
2. Complete punch list items
3. Request product manuals / warranties from contractor
4. Release final payments to team
